Work underway on 92,246 sq ft unit at Tournament Fields Business Park

Benniman has begun construction of a £20 million high-specification logistics/distribution unit in Warwick on behalf of Barberry Developments.

The new 92,246 sq ft Grade A unit – known as Barberry 92 – will be the final development at Tournament Fields Business Park, located off Jct 15 of the M40.

Designed to the highest modern sustainability standards, the new building will target BREEAM ‘Outstanding’ and an EPC A+ rating. It will offer electric vehicle charging provision and include a steel frame that has been engineered to support rooftop PV panels, with capacity for up to 100% coverage.

Benniman will fit out the unit to CAT A, with practical completion end Q4 2025. The building was designed by leading architects Corstorphine + Wright.

Barberry 92 is the latest project to be delivered by Benniman on behalf of Barberry Developments and follows construction of a 56,800 sq ft unit – known as Barberry 57 – in Aston, Birmingham, and the Wolf Pack, a £35 million speculative development of three units at Hilton Cross Business Park, near Wolverhampton.

Steven Smith, managing director of Benniman, said: “We’re proud to be delivering the final unit at Tournament Fields Business Park, a site that has become a key destination for high-quality industrial and distribution space in the Midlands. This project reflects our strong and long-standing partnership with Barberry Developments, and our shared commitment to delivering sustainable, future-proof developments that meet the evolving needs of occupiers. We’re excited to see the building take shape.”
