The site spans 15 acres and will consist of two high quality warehouses of 200,367 and 146,196 SQFT.

Units have achieved BREEAM Outstanding certification and feature renewable technologies such as solar PV panelling and air source heat pumps, with green roofing to office areas. Externally there will be bicycle shelters and 36 active charging points for electric vehicles.

Conservation and biodiversity considerations have underpinned the design of the new development. Acid grass maintenance will support the specific local ecology, while permaculture installations including rain gardens and swales will aid surface water management. Benniman have also installed sustainable sweet chestnut cladding, native climbers, and a 1,900m² green living wall.
